Hilton has opened NHAAN Resort & Spa Hoi An which it has added to its Tapestry Collection brand (the brand’s first property in Vietnam) and this, alongside the Namia River Retreat (an SLH property), becomes just the second Hilton Honors property actually in Hoi An rather than further up the coast in Da Nang.
Overview
The resort sits on the Co Co River a little over 2 miles outside of Hoi An itself and around an hour’s drive away from Da Nang and Da Nang airport.

There are 174 rooms and suites across the property, along with four restaurants and bars (only three of which are open right now), a rooftop spa, an outdoor infinity pool, a 24-hour fitness center, a yoga deck and a Kids’ Club.

The resort’s name, which looks like an acronym thanks to the way it has been capitalized, actually comes from two Vietnamese words, nhà (home) and an (peace), and Hilton tells us the combination is meant to suggest a peaceful sanctuary (which brings up the question asking why put it all in caps?)
The building was designed by Vietnamese architect Vo Trong Nghia, who the press release describes as “world-renowned”, and the architecture is described as “biophilic”, with panoramic windows, locally sourced stone and timber, and views over palm gardens and waterways.
The rooms
For a property with just 174 rooms and suites, it has a remarkable number of room categories. Even if I group the King and Twin rooms together where appropriate, there are still 12 categories, which seems a little over the top!
- King or Twin Guest Room: 366 sq ft (34 sqm) – sleeps 2
- King Accessible Room: 312 sq ft (29 sqm) – sleeps 2
- King or Twin Guest Room with Balcony: 366 sq ft (34 sqm) – sleeps 3
- King Guest Room Garden View: 398 sq ft (37 sqm) – sleeps 3
- King or Twin Guest Room Riverside View: 398 sq ft (37 sqm) – sleeps 3
- King Deluxe Room with Pool Access: 377 sq ft (35 sqm) – sleeps 3

- King Deluxe Room with Balcony: 431 sq ft (40 sqm) – sleeps 3
- King Premium Room Riverside View: 506 sq ft (47 sqm) – sleeps 3

- King Premium Corner Room: 657 sq ft (61 sqm) – sleeps 3
- King Premium Suite Riverside View: 829 sq ft (77 sqm) – sleeps 3

- King Khang Suite: 915 sq ft (85 sqm) – sleeps 3
- King Nhaan Presidential Suite: 1,453 sq ft (135 sqm) – sleeps 3

A few things stand out from the room details and prices that I’ve seen.
Firstly, it looks like you have to book a room noticeably higher up the rankings than an entry-level room if you want to have a bathtub.
Every guest room and both deluxe rooms seem to come with a rain shower only, and the first category to offer a separate bathtub alongside the shower is the King Premium Room Riverside View which, on the dates I checked, was often close to double the price of an entry level room.
Secondly, the jump from rooms to suites can be a big one when it comes to price. On the dates I checked, the cheapest bookable room was around $115 a night and the King Premium Suite Riverside View was ~$306, with the Khang Suite at ~$369 and the Presidential Suite at ~$496.
Thirdly, no room will sleep more than 3 people, and given the size of some of the more premium rooms (600+ sq ft), that’s a little surprising.
Finally, and this will be important to no more than a handful of people, the Presidential Suite is the only room type with a kitchenette, a full-size refrigerator, a microwave, a butler pantry, butler service and a balcony with a bath. So you get quite a lot more if you upgrade all the way to the top 🙂
Dining
The press release we’ve seen mentions four venues, but only three of them are open right now. Not an issue if you’re not planning to visit imminently, but good to know in case you are.
Keng

This is the resort’s all-day restaurant, serving buffet breakfast through to à la carte lunch and dinner.
Opening hours: Monday to Sunday 06:30 to 22:00.
Bong

This is an “artisan lounge” serving pastries and Vietnamese coffee during the day and cocktails in the evening.
Opening hours: Monday to Sunday 10:00 to 23:00.
Nipa

This is the pool bar, serving “light bites and drinks”.
Opening hours: Monday to Sunday 10:00 to 19:00.
Plait
This is the property’s riverside seafood restaurant, and the hotel’s own dining page marks it “Coming Soon in October 2026”. The press release tells us that the seafood is cooked over an open Korean grill and the hotel’s own page describes it as Korean grill “inspiration”.
Opening hours are set to be: Monday to Sunday 17:00 to 22:00 (to be confirmed).
Spa, pool and activities
The eforea spa & health club is on the roof, overlooking the Cam Thanh waterscape, with treatments Hilton says use native herbs. There’s also a 24-hour fitness center, the outdoor infinity pool and a yoga deck.

Guests can book pottery-throwing, woodcarving and lantern-making workshops, bicycle tours of the countryside, and private dinners or picnics by the beach or the rice fields. The Kids’ Club offers craft-based activities.
The rates
The cash rates (including taxes and fees) for the cheapest available room (almost always the entry-level rooms), look like this:
- August 2026 (what’s left of it): $87 to $115
- September 2026: $68 to $96
- October 2026: $68 to $76
- November 2026: $101 to $107
- December 2026: $114 to $133
- January 2027: $112 to $133
- February 2027: $100 to $115
- March 2027: $104 to $115
- April 2027: $101 to $115
- May 2027: $88 to $115
- June 2027: $88 to $96
- July 2027: $95 to $101
Award rates for the same months look like this:
- August 2026 (what’s left of it): 24,000 to 39,000 points
- September 2026: 19,000 to 31,000 points
- October 2026: 19,000 to 21,000 points
- November 2026: 27,000 to 36,000 points
- December 2026: 31,000 to 40,000 points
- January 2027: 31,000 to 40,000 points
- February 2027: 34,000 to 39,000 points
- March 2027: 35,000 to 39,000 points
- April 2027: 29,000 to 39,000 points
- May 2027: 24,000 to 39,000 points
- June 2027: 25,000 to 32,000 points
- July 2027: 32,000 to 34,000 points
Given what the property appears to offer, those cash rates look nice, but, as I’ll discuss in a moment, I’m struggling to see the value in making a points booking.
The opening offer
There’s a pre-opening package covering stays from 1 August to 15 December 2026, which includes 5,000 Hilton Honors points on stays of three nights or more, late check-out until 2:00 pm and a welcome amenity.
For some reason, this offer isn’t showing on the hotel’s offers page at the time of writing, but if you go to make a booking that is eligible for this offer, you should see it on your screen.

Thoughts
A riverside resort with a rooftop spa and an infinity pool, a couple of miles from a UNESCO-listed historic town, starting at $68 a night is a genuinely good deal, although I should mention that the very cheapest rates coincide with the region’s rainy season.
The nearest Hilton (non SLH) alternatives are all in Da Nang and none of them is a like-for-like comparison. Hilton Da Nang is a 28-story city hotel on the Han River, Hilton Garden Inn Da Nang sits on My Khe beach around 17 miles (28km) from Hoi An, and Tru by Hilton Da Nang City Centre is a limited-service property.
The comparison that matters is a good deal closer than that. Namia River Retreat, an SLH Hotel, sits on Con Ba Xa Islet on the Thu Bon River just 0.89 miles from Hoi An, which makes it nearer the old town than NHAAN.
Having said that, these two aren’t really competing hotels.
Namia offers 60 private pool villas rather than 174 rooms, it’s sold as a wellness-inclusive resort (so the rate covers more than the room), and Hilton’s Hoi An page shows prices starting from around $667 a night against $115 for the cheapest bookable room at NHAAN.
As far as award bookings go, this resort is a non-starter because, frankly, it’s too cheap.
The best redemption on the whole twelve-month calendar comes in mid-May, where 24,000-point bookings are offered alongside cash rates of around $90, and that would see a Hilton member getting only around 0.38 cents of value out of every point.
Nothing on the calendar reaches the 0.4 cents per point we use as our working Hilton Honors points valuation, and nothing gets close to the 0.5 cents/point that Hilton frequently charges when it puts points on sale (check here to see if a sale is running), so this is a property at which to use cash and not points.
One final thing to note is that central Vietnam’s rainy season runs from September to January, with October and November being the peak of the storm season.
Why does that matter? Well, Hoi An sits on low ground surrounded by waterways with a tidal influence where the river meets the sea, which means the old town is, apparently, prone to flooding from late October to mid-December, so while the cash rates during these months are the lowest, there’s a reason for that, so I wouldn’t rush to visit at this time of year.
Bottom line
NHAAN Resort & Spa Hoi An, Tapestry Collection by Hilton has opened its doors with 174 standard rooms starting at 366 sq ft (34 sqm) and cash rates ranging from $68 to $133 a night across the next twelve months.
If you’re booking with cash, this resort looks like it may offer good value, and it gives Hilton Honors members a resort option in Hoi An that didn’t exist before.
If you’re hopin to book with points the value just isn’t there, so unless you’re points rich and cash … erm … not rich, you should probably save your points for another day.
