Hyatt has signed a deal that will bring a fourth Hyatt-branded property to Berlin, and because this is an existing hotel coming over to Hyatt rather than a new build, we already know quite a bit about what we can probably expect.
What Hyatt has announced
Hyatt has announced that one of its affiliates has entered into a franchise agreement for the Hotel Palace Berlin, and that the property is expected to join the Hyatt Regency brand and the World of Hyatt in early 2027 following what Hyatt describes as a “phased renovation” focused on the public areas and guestrooms.
The Hyatt Regency Palace Berlin (as the hotel will be known) sits in Berlin’s City West district, opposite Berlin Zoo and within walking distance of Kurfürstendamm and the Europa-Center.
It will be the fourth Hyatt Regency property in Germany after Hyatt Regency Cologne, Hyatt Regency Düsseldorf and Hyatt Regency Mainz, and it joins the Grand Hyatt Berlin (reviewed here), Me and All Hotel Berlin East Side, Lindner Hotel Berlin Ku’damm (part of JdV by Hyatt) and five Mr & Mrs Smith hotels in the city.
As the property stands now, there are 239 guestrooms and 39 suites, along with approximately 28,000 square feet (2,600 square meters) of event space across 18 venues.
What we already know about the hotel
The Hotel Palace Berlin is currently part of Leading Hotels of the World, and its own website lists four standard room categories:
- Business Room – approx. 258 to 301 sq ft (24 to 28 sqm)
- Business Deluxe Room – approx. 323 to 377 sq ft (30 to 35 sqm)
- Business Premium Room – approx. 334 to 366 sq ft (31 to 34 sqm)
- Club Room – approx. 334 to 377 sq ft (31 to 35 sqm)
For comparison, entry-level rooms at Grand Hyatt Berlin start at a little over 400 sq ft, so this property will be offering smaller rooms than the Hyatt property Berlin Hyatt fans are most likely to be familiar with, and that applies across every category below the suites.
Above those room types there are five suite categories:
- Junior Suite – approx. 484 to 592 sq ft (45 to 55 sqm)
- Suite – approx. 484 to 646 sq ft (45 to 60 sqm)
- Senior Suite – approx. 753 to 969 sq ft (70 to 90 sqm)
- Park Suite – approx. 1,292 sq ft (120 sqm), with views over Berlin Zoo
- Royal Suite – approx. 2,583 sq ft (240 sqm), with a separate dining room seating six, a pantry kitchen and a dressing room
The suites are where the property gets more appealing for anyone with a confirmed suite upgrade to use, so the open question is what level of suite World of Hyatt members will be able to lock in with a Suite Upgrade Award.
Room sizes are one of the few things a renovation won’t change, but the decor almost certainly will. The hotel currently describes only the Business Premium Rooms as newly renovated, and the images of the other categories look dated.
The Club Room rate includes access to the hotel’s existing Club Lounge on the 7th floor, which is also included for guests in all suites and can be added for a fee by guests staying in the other room categories.
Hyatt says the lounge is “expected to be reimagined as a Regency Club,” so a lounge and a lounge-access room type both look likely to survive the conversion.
There is also an 800 square meter (approximately 8,600 sq ft) spa with an indoor swimming pool, a whirlpool, saunas, an ice grotto, a tepidarium and a relaxation room, plus a fitness area with Technogym equipment.
On the food and drink side, the hotel currently has the beef45 steak restaurant, a lobby lounge, a gin bar called House of Gin, and a breakfast restaurant called The Food Court on the second floor with views over Berlin Zoo.
Breakfast is currently charged at €39 (approximately $45) per person.
The Leading Hotels of the World angle
Once the hotel makes the move across to Hyatt, it will, presumably, leave the Leading Hotels of the World marketing group and no longer be bookable with Amex Membership Rewards points or Citi ThankYou points via Leaders Club transfers.
That will be a loss for anyone who was using that route to book. Whether it’s a meaningful loss is harder to say, because we have no idea how popular a redemption it actually was, but based on TripAdvisor reviews (for what they’re worth!), the property seems popular, so it may be that quite a few US guests were using Leaders Club transfer to book (mostly from Citi as Amex has only recently added Leaders Club as a partner).
World of Hyatt
The obvious open question is what World of Hyatt category this hotel will join at, and I think the room sizes combined with the hotel’s new name give us a good idea.
The Grand Hyatt Berlin is a Category 4 property with larger rooms and it sits in an, arguably, better location. Given that, and the fact that it would be odd to have a Hyatt Regency property sit above a Grand Hyatt in the same city, I can’t see the Hyatt Regency Palace Berlin sitting any higher than Category 4.
If that’s how things turn out, that would be good news as that would put yet another European hotel within reach of Hyatt’s Category 1-4 free night certificates.
The risk here, of course, is that if the new Hyatt Regency sits at the same level as the Grand Hyatt, there may be a temptation to move the Grand Hyatt into Category 5.
That would be very bad news as the Grand Hyatt offers great value as a Category 4 redemption.
Quick thoughts
It will be interesting to see what actually gets renovated as the images on the hotel’s website show quite a few rooms and public areas looking dated.
The bigger question for me, however, is what the room rates will look like once the move to Hyatt has been completed, because the Hotel Palace Berlin looks uncompetitive right now.
The standard (non-suite) rooms at the soon-to-be Hyatt Regency are all smaller than the even the entry-level rooms at the Grand Hyatt Berlin, but on most of the dates for which I checked pricing, an entry-level room at the Grand Hyatt was cheaper than at the Hotel Palace Berlin.
Personally, I already prefer the location of the Grand Hyatt Berlin to the location of the newcomer, so if the pricing stays the same and not much else changes either, I can’t see me choosing the new Hyatt Regency over the Grand Hyatt (although, obviously, I’ll visit for the purposes of a review!)
Bottom line
The Hotel Palace Berlin is set to join the World of Hyatt as the Hyatt Regency Palace Berlin in early 2027 as it undergoes what Hyatt is calling a phased renovation. Now all we have to do is wait and see what the renovations look like and what World of Hyatt category this property gets put into.
