The latest/current Marriott Homes & Villas promotion has just been extended by a week so it’s probably worth reflagging the fact that Marriott Bonvoy members can currently earn 40,000 bonus Bonvoy points from a single Homes & Villas stay taken by the beginning of January next year.

The promotion

Earn 40,000 Bonus Bonvoy Points on Marriott Homes & Villas bookings made by 22 May 2026, for stays through 3 January 2027 (minimum spend applies).

Key terms

  • A “stay” is defined as two (2) or more consecutive nights spent at the same property, regardless of check-in and check-out activity.
  • Registration of Marriott Bonvoy Member’s Marriott Bonvoy account is required for this promotion. Members must register by 22 May 2026 (here)
  • Stays of two (2) or more consecutive nights must be completed during the promotion earning period, beginning 27 April 2026 up to and including nights stayed on or before 3 January 2027.
  • A minimum spend for the stay of USD $2,000 (or foreign currency equivalent) is required. Charges that do not qualify for Points include, but are not limited to, taxes, booking fees, cleaning fees, security deposits, and extra add-on services purchased and/or applied to home rentals booked through the HVMB Platform.
  • Members earn five (5) base Points for each U.S. dollar, or the currency equivalent, on all Qualifying Charges incurred and paid for by the Member through the HVMB Platform.
  • Promotion bonus Points are in addition to the base points and any Elite bonus points earned per stay within the promotion earning period.
  • A Member may earn only one (1) promotional 40,000 bonus points award across all April 2026 Homes & Villas by Marriott Bonvoy promotions.
  • Marriott Participating Brand Residences may be featured on the HVMB Platform: however, they do not participate in the Marriott Bonvoy loyalty program and do not participate in this promotion.
  • Marriott branded hotels, branded residences, and Marriott Executive Apartments are not included/eligible for this promotion.
  • Free Night redemption and Award redemption stays where Points are redeemed for a portion of, or the entire stay are not eligible for the promotion.

Thoughts

Three of the more important things to note from the terms and conditions (other than the booking period and the stay period) are these:

  • Bookings that include the use of points are not eligible for the 40,000 bonus points promotion.
  • A minimum spend of $2,000 is required (net of fees) for the 40,000 bonus points promotion.
  • You can only earn 40,000 bonus points once through this promotion.

We value Marriott Bonvoy points at 0.6 cents each (based on the value that we can usually get out of them with ease) so for us, the 40,000 bonus points represents an effective rebate of $240/stay.

That, on its own, is probably not enough to tempt us into a booking, but it would be a nice bonus if we were planning a stay anyway.

On top of the 40,000 bonus points that this promotion is offering, however, Homes & Villas bookings will also earn all Bonvoy members a standard 5 points/dollar before any elite status bonuses are factored in.

With elite bonuses taken into consideration, Bonvoy member earnings will look like this:

  • Member – 5 points/dollar (no additional bonus)
  • Silver Elite – 5.5 points/dollar (includes 10% bonus on base earnings)
  • Gold Elite – 6.25 points/dollar (includes 25% bonus on base earnings)
  • Platinum Elite – 7.5 points/dollar (includes 50% bonus on base earnings)
  • Titanium & Ambassador Elite – 8.75 points/dollar (includes 75% bonus on base earnings)

Clearly, Homes & Villas stays will vary widely in cost depending on, among other things, the nature of the home/villa that’s being rented, the location of the rental, and on the number of nights being consumed, so the savings and points on offer will be different for just about everyone.

However, to give you an idea of what this points promotion can offer, here’s what a Bonvoy member can earn on an example stay:

Assumptions

  • Stay: 3 nights
  • Cost net of taxes, booking fees, etc…: $2,500
  • The stay is paid for using the Marriott Bonvoy Brilliant® American Express Card
  • The guest has Marriott Bonvoy Platinum status (the Bonvoy status given to holders of the Marriott Bonvoy Brilliant® American Express Card)

Points Earnings

  • Homes & Villas earnings at 5 points/dollar – 12,500 Bonvoy Points
  • Marriott Platinum Elite bonus points at 50% – 6,250 Bonvoy Points
  • Marriott Homes & Villas promotion – 40,000 Bonvoy Points
  • Marriott Bonvoy credit card earnings at 6 points/dollar (terms apply) – 15,000 Bonvoy Points

Total points earnings = 73,750 Bonvoy Points

Using our valuation for Bonvoy points, that would equate to an effective rebate of ~$442 (17.68% of the $2,500 paid), which looks good.

You could also take a look at what 73,750 Bonvoy Points will book you at Marriott properties around the world, and while you’re not going to be booking very high-end properties during peak season, you should be able to book a night at some very nice properties at quieter times of the year.

Overall, we’re still not tempted to make a booking that we hadn’t previously considered, but as mentioned earlier, if you were already planning a booking, this could represent a nice extra bonus.

Bottom line

Marriott Homes and Villas has extended its current promotion to include bookings made up to 22 May 2026.

Bonvoy members who register and book by the deadline and who stay by 3 January 2027 will earn 40,000 bonus points on a single stay where the next spending is $2,000 or more.

As always, we recommend that you do you research and check villa prices through a variety of platforms before committing to a booking, as some platforms can be cheaper than others (for a booking at the same property), but don’t forget to factor in the value of any Bonvoy points that you’ll earn when comparing what the various platforms are offering.
