If the last Marriott Homes & Villas promotion didn’t tempt you into a booking or didn’t cover the geographic area in which you’re planning a stay, perhaps this latest offer of 24,000 bonus points per stay + 10% off at select properties worldwide will suit you better.

The promotions

1. Earn 24,000 Bonus Bonvoy Points on select bookings made between 5 August and 31 August 2024, for stays through December 20, 2024.
2. Get 10% off at participating homes on bookings made between 5 August and 31 August 2024, for stays through December 20, 2024.

Marriott is saying that these two deals ‘will be the last big promotion of the year!‘

Key terms

Terms applying to both promotions

• A “stay” is defined as two (2) or more consecutive nights spent at the same property, regardless of check-in and check-out activity.
• Registration is not required for this promotion.
• Stays of two (2) or more consecutive nights must be completed during the promotion earning period, beginning August 5, 2024, up to and including nights stayed on or before December 20, 2024.
• Blackout dates apply, and are as follows: November 21 & 22, 2024
• Members earn five (5) base Points for each U.S. dollar, or the currency equivalent, on all Qualifying Charges incurred and paid for by the Member through the HVMB Platform.
• Marriott Participating Brand Residences may be featured on the HVMB Platform: however, they do not participate in the Marriott Bonvoy loyalty program and do not participate in this promotion.
• Marriott branded hotels, branded residences, and Marriott Executive Apartments are not included/eligible for this promotion.

24,000 Bonus Points promotion

• Marriott Bonvoy Members earn 24,000 bonus points per eligible paid stay at a participating home rental booked between August 5, 2024 (12:01 AM EST) – August 31, 2024 (11:59 PM EST) through the Homes & Villas by Marriott Bonvoy website (“HVMB Platform”).
• Payment for the stay must be made in cash or by credit card.
• A minimum spend for the stay is $2,000 USD (or foreign currency equivalent)
• Promotion bonus Points are in addition to the base points and any Elite bonus points earned per stay within the promotion earning period.
• Charges that do not qualify for Points include, but are not limited to, taxes, booking fees, cleaning fees, security deposits, and extra add-on services purchased and/or applied to home rentals booked through the HVMB Platform.
• Award redemption stays where Points are redeemed for a portion of, or the entire stay are not eligible for the promotion.
• Provided that the correct Marriott Bonvoy Membership Account Number is added as part of the booking process, Points will automatically appear in the Member’s Account within three (3) to six (6) weeks (21–42 days) following the completion of their stay.
• Members electing to earn miles are not eligible for this promotion.

10% off Participating Homes promotion

• The 10% discount is available on both cash and Marriott Bonvoy point redemption bookings (excluding Free Night Awards).
• Registration is not required for this promotion.
• Save 10% per eligible stay at a participating home rental booked between August 5, 2024 (12:01 AM EST) – August 31, 2024 (11:59 PM EST) through the Homes & Villas by Marriott Bonvoy website (“HVMB Platform”).
• A select number of homes are excluded from the 10% Off Sale.
• For participating homes, the 10% Off Sale discount will be automatically applied to the nightly rate during the checkout process. Taxes, fees, and any incidental expenses will not be discounted.

Thoughts

Tow of the more important things to note from the terms and conditions (other than the booking period and the stay period) are these:

• Bookings that include the use of points are not eligible for the 24,000 bonus points/stay promotion but are eligible for the 10% off promotion.
• A minimum spend of $2,000 is required for the 24,000 bonus points/stay promotion, but no such requirement is attached to the 10% off promotion.

We value Marriott Bonvoy points at 0.6 cents each (based on the value that we can usually get out of them with eases) so for us, the 24,000 bonus points per stay represents an effective rebate of $144/stay.

That, on its own, is not enough to tempt us into a booking, but it would be a nice bonus if we were planning a booking anyway.

On top of the 24,000 bonus points that this promotion is offering, however, Homes & Villas bookings will also earn all Bonvoy members a standard 5 points/dollar before any elite status bonuses are factored in.

With elite bonuses taken into consideration, Bonvoy member earnings will look like this:

• Member – 5 points/dollar (no additional bonus)
• Silver Elite – 5.5 points/dollar (includes 10% bonus on base earnings)
• Gold Elite – 6.25 points/dollar (includes 25% bonus on base earnings)
• Platinum Elite – 7.5 points/dollar (includes 50% bonus on base earnings)
• Titanium & Ambassador Elite – 8.75 points/dollar (includes 75% bonus on base earnings)

Clearly, Homes & Villas stays will vary widely in cost depending on, among other things, the nature of the home/villa that’s being rented, the location of the rental, and on the number of nights being consumed, so the savings and points on offer will be different for just about everyone.

However, to give you an idea of what this points promotion can offer, here’s what a Bonvoy member can earn on an example stay:

Assumptions

• Stay: 3 nights
• Cost net of taxes, booking fees, etc…: $2,500
• The stay is paid for using a card_name
• The guest has Marriott Bonvoy Platinum status (the Bonvoy status given to holders of the Marriott Bonvoy Brilliant® American Express Card)

Points Earnings

• Homes & Villas earnings at 5 points/dollar – 12,500 Bonvoy Points
• Marriott Platinum Elite bonus points at 50% – 6,250 Bonvoy Points
• Marriott Homes & Villas promotion – 24,000 Bonvoy Points
• Marriott Bonvoy credit card earnings at 6 points/dollar (terms apply) – 15,000 Bonvoy Points

Total points earnings = 57,750 Bonvoy Points

Using our valuation for Bonvoy points, that would equate to an effective rebate of ~$347.

You could also take a look at what 57,750 Bonvoy Points will book you at Marriott properties around the world, and while you’re not going to be booking high-end properties during peak season, you may be able to book a nice property at quieter times of the year.

Overall, we’re still not tempted to make a booking that we hadn’t previously considered, but as mentioned earlier, if you were already planning a booking, this could represent a nice extra bonus.

Bottom line

Marriott Homes and Villas has launched what it’s calling its ‘last big promotion of the year‘.

Select bookings made by 31 August 2024 covering stays consumed by 20 December 2024 will earn Marriott Bonvoy members 24,000 bonus points per stay and select properties are also offering a 10% discount on cash or points bookings made during the same period.

As always, we recommend that you do you research and check villa prices through a variety of platforms before committing to a booking, as some platforms can be cheaper than others (for a booking at the same property).
