Updated to confirm that this promotion earns 20 points/dollar and not 25 points/dollar as has been suggested elsewhere

Homes and Villas by Marriott launches a new promotion today in which it’s offering quadruple points on select stays booked by the end of 11 February 2022. Neither the booking period nor the period in which stays have to be consumed is particularly long but with at least 20 points/dollar on offer, this is still a promotion that may be worth checking out.

Key terms

  • A “stay” is defined as three (3) or more consecutive nights spent at the same property.
  • Registration is not required for this promotion.
  • Members earn five (5) base Points for each U.S. dollar, or the currency equivalent, on all Qualifying Charges incurred and paid for by the Member through the HVMI Platform.
  • Promotion bonus Points are in addition to the base Points and any Elite bonus Points earned per stay within the promotion earning period.
  • Charges that do not qualify for Points include, but are not limited to, taxes, booking fees, cleaning fees, security deposits, and extra add-on services purchased and/or applied to home rentals booked through the HVMI Platform.
  • Home rentals booked through third-party online retailers are ineligible to earn for this promotion.
  • Marriott Participating Brand Residences may be featured on the HVMI Platform, however, they do not participate in the Marriott Bonvoy loyalty program (unless otherwise noted in the loyalty program terms and conditions), and therefore, do not participate in this promotion.
  • Award redemption stays where Points are redeemed for a portion of, or the entire stay are not eligible for the promotion.
  • Provided that the correct Marriott Bonvoy Membership Account Number is added as part of the booking process, Points will automatically appear in the Member’s Account three (3) to six (6) weeks (21 – 42 days) following the completion of their stay.

Full terms and conditions can be found on this page.

Marriott Homes & Villas indicative potential earnings

Homes & Villas bookings earn all Bonvoy members a standard 5 points/dollar before any elite status bonuses are factored in. This promotion will therefore quadruple that to 20 points/dollar.

On top of that, we have the Bonvoy elite bonuses which will make the potential earnings look like this:

  • Member – 20 points/dollar (no additional bonus)
  • Silver Elite – 20.5 points/dollar (includes 10% bonus on base earnings)
  • Gold Elite – 21.25 points/dollar (includes 25% bonus on base earnings)
  • Platinum Elite – 22.5 points/dollar (includes 50% bonus on base earnings)
  • Titanium & Ambassador Elite – 23.75 points/dollar (includes 75% bonus on base earnings)

As things stand, I value Bonvoy Points at 0.6 cents each** (based on the value that I know I can get out of them with relative ease) and that means that the latest Homes & Villas promotion allows Bonvoy members to earn effective rebates of between 12% and 14.25%.

That’s not particularly amazing, but it’s not bad either, and if you were planning on making a Homes & Villas booking anyway, the potential earnings/savings will probably be welcome.

Holders of the card_name (review) and the Marriott Bonvoy Boundless Credit Card from Chase will be able to do a little better as both cards will earn a further 6 points/dollar for bookings made through the Homes & Villas program (terms apply).

**Keep in mind that Bonvoy Points may take a hit in value later this year when Marriott moves to dynamic pricing for award bookings. The effective rebate values that I’ve provided are based on current values and not on any projected values following the move to dynamic pricing. Please take this into consideration when evaluating the merits of this promotion.

Possible confusion

There appears to be a little confusion in some quarters about just how many bonus points are on offer here and that’s because a line in the promotional email that a few of us were sent had this to say:

Marriott Bonvoy members can sign in on our site and book a home. Once their stay is complete, they will earn their base points, plus a 4X points bonus.

That could be taken to mean that the promotion is offering 25 points/dollar (5 base points + 20 bonus points) rather than the 20 points/dollar that I’ve highlighted in this post but that’s not the case.

A response to one of the FAQs for this promotion says this:

“After the stay is completed, the promotion bonus Points awarded will be equal to 4X the number of base Points earned per stay. Therefore, for each qualifying U.S. dollar spent, 20 total Points will be awarded.”

There’s no ambiguity here – the promotion is offering 20 Bonvoy Points per dollar.

Bottom line

Marriott has launched a new three-day promotion in which it’s offering 20 points per dollar for select bookings made through its Homes and Villas portal. Bookings must be made by the end of Saturday and stays must be completed by the end of March for bonus points to be awarded and all readers are advised to keep the upcoming change to the Marriott Bonvoy program in mind when deciding what this promotion is worth.
